You price range is a bit low for those areas. Port St. Lucie is higher taxes, but check Palm Bay. Some areas in the SW have homes in that price range.

There is a board for those areas and you might get better answers there.

Even in Palm Bay in South Brevard it is getting harder to find houses in the 300,000 range unless you want to do some upgrades etc. yourself. Lots of new housing going up in the South portion of the county. Our beaches are true natural beaches and are beautiful in a different way than then the mostly private white sands of the west coast of Florida.

I don't think most of us in the county worry about cancer clusters and actually I see more cancer in the farm communities where my family lives in the Midwest. And the surprising thing is I see less people here in Florida that have skin cancer than up North even though we grew up spending years in the sun doing stuff outside here. We are probably known best for rockets, surfing, and cruise ships. We have some great antique malls, all the big box stores + surf and locally owned shops. Down Town Melbourne has the shops+bars and clubs. We also have thriving indoor and out door malls in several areas of South Brevard. Lots of chain and non chain restaurants to eat at too. Also we are closer to Orlando airport , the theme parks , and all Orlando area has to offer.

I think of Vero Beach as a quiet little town on the East Coast. It is not known for a lot of shopping centers and restaurants but is close enough to get to areas South or North for shopping. (35-40 minutes) They have gotten most of the big box stores and have a couple of malls. Beach side has a lot of expensive housing communities, but the mainland has more affordable housing. Love the beaches down there. There is a Disney Resort close by, but I don't know if they are offering character meals since the pandemic, yet.

Vero Beach has an airport with a few flights. If the remodel is done may be flying to more places now. Melbourne has an airport with a few more airlines and has English tourists coming in on charters now too. Vero Beach probably has less tourists than Brevard County; but with 60+ miles of beaches in Brevard open to the public, locals do not have to be on a beach that is crowded with tourists.

This will give you an idea of types and pricing on houses in Brevard County https://search.spacecoastmls.com/homesearch/131925

Homeowners insurance can be expensive-especially for older homes. Mostly anything built since 2005 is considered more up to date for hurricanes. I think anything built South of Malabar Road since 2005 is to be built to the South Florida code and have hurricane shutters. If you do buy an older home from the 60s or 70s be sure to ask if plumbing has been updated, wiring updated, and septic pumped and inspected if not on city sewer.

Both areas have quite a few festivals, art shows, etc so you can usually find fun things to do without spending a lot of money-unless you want to.

You might want to look at Sebastian . It is a small town but growing. Lots of new housing and may be less expensive . Short drive to either Vero or Palm bay area.
