Have you ever purchased a foreclosure?

Over the years I have read and discussed this with other like-minded folks. The main issue is not knowing if the "previous" owners took care of the house. But some have had good experiences with them!

I have experience with both foreclosures and short sales. Expect the it be he worse and usually add 50% more than you expected to rehabilitate. Most are in terrible condition down here, in my experience. I even had one where they removed all the windows, baseboard and outlets. People get desperate and don't care when they are losing there house. Often pipes are ruined. Pouring cement down pipes will destroy them and it's done out of spite. All I can say, not for a beginner or someone that doesn't expect to do a gut renovation. Short sales are overall much safer purchases as the bank ensures certain minimal levels of functioning items, but of course, they are more expensive and take a lot longer to close on.

Bought a short sale for less than $60,000 in 2010. It was in pretty good shape. We changed out appliances, fixtures, etc to update it. But when we were looking we went through a house where they removed half the fence, Took the cabinets, and put holes in the wall. It was not in foreclosure and owner and realtor had no idea that it had been damaged. Never buy sight unseen like some are doing instead of coming down and checking things out.
