Anyone thinking about buying here would be well-served by driving through their target areas right now to see where rising water was a problem during this storm. The problem areas are very evident at the moment but after the water recedes they won't look to be at risk. Not all the flooded areas out here on the beach are waterfront.

Very True. Many streets I have seen flooded are not on the water. I just came back from Palm Bay yesterday and many drainage ditches were overflowing and the streets were still wet.
I too would visit areas of interest now to see what is going on in that area.

If it is like 2004....even if you have no claims insurances will be cancelled or doubled. I have always wondered if insurance companies do that after hurricanes, tornadoes, forest fires which are also big disasters.

Palm Bay is one of the lowest areas on the West side of Indian River Lagoon. Usually the houses do not flood because our lots are filled higher than the roads before building. Roads will flood but if no one closes off the swales at their driveways, the water will flow to the canals. Best to check that you have deep canals and not the little shallow ones for the water to go on your street.

Our street in SE Palm Bay 2 streets from the canal did not flood. Our swale did not even overflow. We had a 4 hour dry spell between bands and it soaked in the first huge rains before the next heavy part of the storm got here.

NYpa, BTW my new roof did great. (Carpenter Roofing) Our trees lost a lot of small limbs and it really surprised me how hard even the seed pods from the magnolia hit the shutters. On Monday and Tuesday we kept saying-it would be silly to put up the shutters - but sure am glad we did. Our neighbors stuff from his porches also hit the house. Only damage we had was our spotlights for the yard.

Glad to har the roof worked out well and no major damage. We lost pole light fixture which was on its last leg anyway. The pole survived but the light casing got blown off and the glass shattered. Our newly installed hurricane windows held up nicely too which lefts us feeling secure. Water finally seems to be receeding a bit. Our dock top was finally out of the water. Hopefully the water will go down some more as we dry out.

State road 46 at the North edge of Brevard is closed because of the St. Johns river still rising. One of my friends lives where the road sort of curves and you go over the first bridge. Their house closest to the road is flooded but the house they live in so far has no water in it . I am so glad they left and went to Va, when the storm path was predicted last week. Their daughter lives in the front house so is reporting to them up there. Hopefully the river crested last night.

How strong are the hurricane windows? We need them or something easier to put up. My niece in Sarasota stayed in their house feeling secure with the windows also. Do they go higher than 130mph impact? Seems like 130 may not be enough any more with the hurricane 5s out there lately.

Its whatever the current Miami Dade county code is. I believe a 5 Pound projectile at 130 mph. I am not sure in Brevard we will get that high, but who knows for sure anymore.
