Close to $10,000.00 a year property taxes on a home that my family built with our own hands for $90.000?? That is a bit much. Trying to build something?? Plan on spending months or years in court fighting the obstructionists.

How often does that actually work? The crazy thing is in Buffalo if you complain about a $10,000 bill, you get no sympathy, just people with dumb looks saying you're so lucky to live here.

You really need to challenge your assessment. The average combined property tax rate in Erie County is 30-35 per thousand including school, county and town. Using $30 per thousand and factoring the STAR exemption your assessment would be about $350,000. If you are truely being assessed at $350,000 for a $90,000 home then you will surely win a massive assessment reduction and subsequent tax reduction. Sounds like a discrepency as large as you CLAIM is probably due to an error.

You left out some vital information in your arguement.
-when did you build the house?
-how much did the lot cost?
-built it with my own hands doesn't count in an assesment. You MUST include labor.
So, let's see-
40,000 approved building lot
90,000 cost of materials
90,000 "cost" of labor
$220,000 house

It works, but you have to actually do it. This has been the case in my area and can't see how the Buffalo area is any different.

I've heard that taxes are cheaper in Buffalo, but in Rochetser, my taxes are about $14,000 for a $330,000 assesment. Either way, you MUST include labor, even if you build it yourself.

Within the city of Buffalo its a little under $3000 per $100K assessed value.
The cost of building a home (labor or not) has nothing to do with the assessment. What matter is what the house would sell for in the current market.
