I am a 26 yr old moving to buffalo in June for a new job. I am single and I have heard some opinions on areas to live, such as Amherst, Elenwood, Allentown, etc. I am wondering if anyone has much input on the area south of buffalo, particularly around Blasdell and Hamburg. There is a complex called Hallmark Village apartments that I was looking at that caught my interest, but since it is in a different area than most suggestions for people like me I thought I would ask for some input.



See attached photo for a bigger context.

I would love other input for good areas, besides those mentioned. I am hoping to get a nice 1 bedroom apartment for around 800.

I live in Hallmark Village.. I like the place. They take good care of it and respond quickly to anything i need fixed.
A few minutes south you have Erie Fairgrounds/casino. then a few choices for grocery stores
5 minutes west you have camp road with lots of fast food options
The market in the Village of Hamburg is nice in the summer

The google street-view trucks drove through the complex so you can get a pretty good look around the place.

Im.What is the demographic makeup of hallmark? Meaning mostly families?

Well I don't pay attention too much to some of the buildings. But it's mostly 1 and 2 bedrooms throughout so not a lot of room for big families. In my building I live alone. 1 25ish woman, a couple in their 50s, a 30ish schoolteacher, a single mother with her young boy and a 20 year old with her uncle.

If i had to guess in the 30 units in the 4 buildings around me there are only 4 or so with children.

Again, depends what you are looking for. Do you want a short commute time? Do you know where you are working? That location seems nice enough. Check out the area before you rent. Drive around at different times of the day. See who's hanging out. Do you want a short walk to bars? That location would be fine for that. Groceries? Not so much (although the #20 runs up and down elmwood 50 times a day). Do you have a car? How much would you like to drive / spend on gas? For example, I have a family of five. We have one car and spend less than $800 / yr on gas and $250 / yr on insurance. All depends on what you want, how much money you have and where you want to spend it.

So what area of elmwood is good for proximity to grocies, along with a short commute? I will be working right in the middle of downtown near M&T plaza. I dont want to be too far, but I am concerned about safety, and I wont be able to check out areas very well probably before I tell someone Ill commit.

Well, there's a Wegmans on Amherst & Elmwood. There's the food co-op on Lexington and Elmwood (organic, etc.) There's the Tops on Niagara St. (it's not great or terrible) and there's a Tops on Elmwood by Kenmore. There's Guercio's on Grant. Anyhow, the area you showed is very safe. General rules of city living apply. Look like you know where you're going, walk with friends, etc., etc. Don't give your wallet to the wallet inspector.

Blasdell/Hamburg is nice - but definitely a little isolated. My family grew up in the southtowns but I left because they typically are pummeled by snow. However, there are lots of amenities there. The Wegmans on McKinley happens to be my favorite in all of Buffalo - and the McKinley mall is right there too. It is right by a thruway that will bring you directly downtown, however, if you don't mind a longer commute.

Delaware Ave is nice, but I'd personally prefer to live a bit further down the road - closer to North Buffalo and further from downtown.
