I recently visited a relative of mine who lives in Orchard Park. I couldn't help but notice how large his house was - it felt like around 7000 square feet. It was definitely a lot bigger than my house in the DC area is, lol.

So, I was wondering what would you say are the priciest/wealthiest suburbs around Buffalo and Niagara Falls?

Priciest around Buffalo.

Clarence, Williamsville, Orchard Park, Lancaster. Not necessarily in that order.

Around Niagara Falls, I would think Lewiston is probably the priciest.

Take Lancaster off the list. We are much more middle class.

Out of a town of 40K residents, 2K are below poverty. That doesn't sound like "middle" class for the area.

Scratch Williamsville too. It's nice but it's waaay middle class. No 7000 sq ft homes out here. Take a drive off of Main Street and you'll see what I mean. Nice middle class neighborhood. Maybe you're thinking Amherst like north Amherst around Paradise & Klein. Those are some HUGE houses!! Williamsville is a village and not as big as one thinks.

I think when people say Williamsville, they are thinking of the school district, which includes East Amherst. East Aurora is the most affluent school district in the Buffalo area: E. Aurora district most affluent in WNY | WIVB.com

Amherst, Iroquois, Lancaster and Grand Island are in the top 50 in this regard in Upstate NY. This is besides Williamsville, Clarence, Orchard Park and Lewiston-Porter also being the top 50. There are about 430-450 SD's in Upstate NY and this doesn't include much of the Hudson Valley/Catskills area.

Synder/Eggertsville, Williamsville, East Amherst, Orchard Park, Clarence, Grand Island (Along the River), Hamburg (along the Lake), Delaware District (Buffalo), Deerhurst Park (Town of Tonawanda), Lewiston/Youngstown (along the escarpment and along the River), a few areas in Elma and East Aurora.

Lancaster is definitely middle class, not wealthy. Some parts of the village are even working class. Look at median incomes there, much lower than you would think.

Newer house doesn't always equal wealthy.

I'd say this is accurate. I think the area from Nottingham Terrace to Amherst Street is technically considered North Buffalo, but there are some very pricey pads there, too, particularly east of Delaware.

Many of the homes in some of the older areas, like Snyder/Eggertsville, Williamsville, Delaware District, Deerhurst Park, etc are not necessarily huge but they are all high-end with many amenities and "ambiance", so they're pretty pricey for the Buffalo metro area. Of course, that's all relative, because the prices of most of these places probably would be only modestly above what you'd pay for much smaller starter homes in decent DC area neighborhoods.

Some of Marilla and Elma are actually Orchard Park mailing addresses. Those happen to be nice areas -- however, it doesn't mean those are wealthy towns in total.
