Housing near Buffalo VA??? (Amherst: apartments, rentals, townhouse)

We will be moving to Buffalo in 2 months from Texas. I have taken a job at the Buffalo VA and would love to live very close to where I will be working, especially for those winter months!!
Here in Texas for rentals, you have to actually get hooked up with a realitor company and at no cost to rentees they will show you around town (the owners have to pay the realitor a finders fee).
We are interested in? Townhomes, duplexes, single family homes, 2+ bedrooms, has to have a enclosed yard (for our dogs), NO apartments, price range up to $1200
So my questions are?
What is the housing situation like around Buffalo for what we are looking for?
What is the best avenue for finding a rental before we get to Buffalo? (realitor, craigslist, classifieds etc)
Are places pretty pet friendly? We don't mind paying pet deposits
If we have to move further out for our housing type, to where?
I think the max distance that I would want to do would be 15 min from work.
Any help you could provide would be greatly appreciated!!!!!
Rental in Buffalo city around VA is mostly section-8 housing or student housing, they are generally not in good condition. Especially if you have school age child, you want to stay in Amherst.
I don't see many townhouse/duplex with private fenced yard in Amherst. If $1200 is your budget for rent(not including utilities), you may be able to find a 3-bed single family house in southwest corner of Amherst(ZIP CODE 14226, close to VA). If that's your total budget(gas+electric+cable+internet at $200/month in average), I don't think it's easy to find a single family house(in decent condition) in Amherst.
Specify if you are working at the VA Hospital or the VA offices on S. Elmwood Ave. ( the latter is Elmwood Village/Allentown)
Most people have no idea there are 2 parts of the VA.
If it is the downtown offices, you probably would find lots of the Elmwood village fitting your needs and there are several buses so you need not even drive.
