South Buffalo's been declining for as long as I can remember. I'm 28; my uncle lives on Riverview between Seneca and N Legion; I'm over there every so often. I myself live in W Seneca, not far away. Seneca Street during the day is a rather depressing sight (or site). My mother, who grew up at the same house that my uncle still occupies, tells stories of '50s and '60s S Buffalo, and the disconnect between then and now is almost palpable. Go down Edson Street right across from Caz Park and tell me how that area strikes you. It might literally strike you were you to comply with my suggestion on foot.
We sold a double we were renting out on Edson about two years ago. From the time my wife originally got the house about ten years ago until we sold it, the street and area had clearly declined. Edson itself has to be one of the worst streets in a multiple block radius IMO. We are SO glad we got out of that property!! (Well, I hated having a rental anyway. The hassle, annoyance, and upkeep of an old house like that made what little pittance we "made" in the end not worth it).
I am sure you are not the only one. How much more house did you get for the money?
We owned on the West Seneca side a block from Edson.
The house we had was a duplex.
We lived in it for 6 years and rented the upper, and lived mortgage free.
We then rented out the lower, and made a few bucks.
Ended up selling the house quickly and making a few bucks on it, but we did a TON of improvements.
These houses are built in 1920 and I needed to do everything.
Never again I said to myself.
We actually moved to a very small, somewhat new house in Central Texas. The price on the house in Texas was double what we paid for the duplex in West Seneca, but you get what you pay for. Beautiful area, low crime, best thing I ever did.
