Wife and I are both from Niagara Falls originally. We have been living in Austin TX for the last 5 years. We visit WNY a couple times a year and still have lots of family around there.


We are thinking about relocating back to WNY to be closer to family and friends, and hopefully start a family. The homes in Williamsville and East Ahmerst area seem a bit older and outdated (mostly). Are there any newer neighborhoods closer to the City that we should check out? Online we have been checking out the Clarence area which seems a bit nicer.



What's Clarence like to live in? We don't want to over pay and also don't want an outdated house.


Budget would be 700k max. I would imagine we can get a good deal in WNY but again, a lot of the homes seem like they need updating.



Just trying to get a pulse on the area since it's been a while since I've lived in Buffalo. What's the real scoop around there!

With a 700k budget you will live like kings in any WNY town. Clarence is certainly the mecca of newer, high-end builds in Western New York, specifically in the zip codes 14032, 14031, and eastern 14051. Great schools and about 30 minutes from Buffalo. Can get quite congested however.

How about property taxes? Would prefer to keep that on the lower side.

In this East Amherst home is the property tax really 17k per year? Seems super high.

Property taxes are generally high in WNY, but that home you showed in particular is west of Transit Road-which means it is in the town of Amherst, which has higher property taxes that the town east of Transit Road-Clarence.

^ Keep the difference in median home prices in mind. Meaning, you don't have to pay $700k for a good sized/bigger home in the area.

Right. A 700k budget in WNY will get you much farther than in Austin.
