In a city undergoing major transitions, this one has seemingly come out of the blue. Just a couple of years ago this was Chandler:

Google has not caught up yet to the changing area. In addition to the changes along Chandler, there is development on Grote, Elmwood, Great Arrow, Amherst, Grant, Niagara, Tonawanda Street, and soon more on Hertel. Land that had been stagnant for 20+ years was put on the market just over a year ago, and a lot of pent-up development has kicked off.
