I was looking online, and I see houses in Buffalo for like 40k....
Is this the actual price of houses? They look like a fine house judging from the pics. But who knows, maybe they are in the middle of the ghetto or something....

I guess North and south Buffalo are mostly white but for the most part Buffalo is an integrated city.

Yea thats fine. Basically I mean I wouldnt want to be the only white person on my street. Just middle class neighborhood
There are lots of neighborhoods in and around Buffalo that are middle class neighborhoods, I would stay away from anything that is 40k, there is always a reason a home is that inexpensive.

Buffalo and suburbs have plenty of affordable neighborhoods and you are asking a very general questions. Keep in mind, a listed price is an asking price. When you like and want to buy a property, you have to be ready, able and willing to proceed with a purchase. You make and offer. Everything is negotiable.
Some properties sell in one day. Others stay on a market for a while. You better work with a Realtor who knows the market and 24/7 development.
It's your choice and decision. However, don't loose an opportunity for another business.

I agree with you Zanna, as our careers are important in helping people, however imho its also important to educated buyers on areas of high crime. I personally would not feel comfortable putting together a contract when I know that the area is full of crime for someone who is looking for a 'deal" on owning a home. Of course that's just my own personal opinion on that.
Stay away from the East Side - Main Street, Delevan Ave, Jefferson Ave, the area near Erie County Medical Center. Stay away from the bad areas on Baily Ave, you can look into the area, I'm not sure 'part' of town it's called. The West Side is Bad too, The area on Porter Ave near D'Youville College.
40K might get you a nice house that needs work, however, if you look in South Buffalo Go towards the South Area near the Botanical Gardens. The area called the first ward is pretty bad. You definetly want to post on here and get the idea.
Also all the streets with the names of Fruit are rotten. I wouldn't go there. Rother Street, Girard etc.
You should consider the suburbs if you want 'middle class neighbors' and not recent deviants. Good Luck and let us know how it goes.
