I've been looking at ads for houses for sale recently and I've noticed something that's annoying.

The ads describe the house, the general area where the house might be, and sometimes the asking price. But very seldom do they give the street address.

Now, I understand that some owners might not want people passing through the neighborhood to check out their house, but it's not like it's a secret that their house is for sale - there's a big sign on their front lawn.

And maybe, realtors are thinking, if they give just enough info on the ad, the prospective buyer might come in and sign up. But I'm more likely to come in if there is a house on the street that I like (in a neighborhood that I like), I'm not going to come in for a house that says its in the general area of x-neighborhood, there are good and bad streets in all x's.

So, I do not understand what possible rationale there might be to put up an ad (and I estimate about 95% of ads are like this), without telling us where exactly it is.

Someone explain it to me.

I'll help out on this one. First of all, where are you looking? When you say ads, i assume you mean the paper - stop it and save your .50 - over 80% of information on buying a home is found on the internet. I don't even use the "big" paper to advertise in at all - why?? because its a waste of my time and money. I can spend that money on other ways to advertise a home for sale that is going to get maximum exposure. Yes, you will find some fsbo's in the paper, but also the truth is that again the majority, not all, but the majority of fsbo's will end up listing with a Realtor to sell their home. If they put in the street and the number it costs a lot more money - the major paper charges a lot. Open houses and print just dont sell homes - networking and teh internet does. What I do for my clients is find out exactly where they want to live and set up a live search for them, every single time a home goes on the market it is emailed to their email - that way I am not bothering them and they are viewing pictures and actual street addresses along with other information at their convnenience - NOW, even though they get my emails, all of them still look on their own on the net - that's a good thing.

If you want to look online I might suggest my own website, but I won't - I will suggest Buffalo Niagara Homes.com - Buffalo New York Real Estate, Homes, Property, WNY you can input what you want in what price range and bingo - you get listings of everything up for sale with pictures and actual addresses - GOOD LUCK!!!! have fun with it, dont let it stress you out!!!

Thanks Colleen. Not yet in serious hunting mode - still need to start the process of getting pre-approved and all that; was just nosing around.

Are you talking about in the paper? The ads online give addresses, at least buffaloniagarahomes.com does...

I know how frustrating that can be, though. I used to live in a city where the online listings didn't even give addresses. The realtors must have wanted you to call them, but I didn't have time to call every number in every ad, and more than half the time they didn't call back anyway. Really stupid.

You're definately going in the right direction though - look around, see whats out there and use that website, its worth it. Try to stay away from dual agency if you can - using the same realtor for buying and selling the same home. and you are right about when youre ready to get a preapproval letter in hand, make sure you get one from an actual lending institution or mortgage broker as the online ones are not accepted by most. A good agent won't take you out hunting until he or she has one in hand and no seller will take an offer without one - too many have been burned.

oh and good lender, broker will or should be able to whip up a few different letters for you at a moments notice. For example, lets say you are qualified for 200k - (imho i would suggest you NOT spend the full amount or close to what they qualify you for - but thats just me, others may tell you differently) and you want to buy a home for 125k - why would I as a buyers agent want to present a pre qual letter to the sellers agent saying you can spend 200k? - nope, I want one that states maybe 130 or 135 - again good luck!!!!
