This is specific and it will take someone who knows NF to answer this.

What is the 11th and South Street area like? There is an old church and some buildings for sale- right now they are selling all 4 of them for near $470k but they wont get a buyer at this price in this market - there would be no demand for use.

Still what is this area like? Has anyone been to that church or in the old rectory and convent?

thanks GI can you be more specific? Is it worse than other parts of NF? My memory is vague but I thought the western parts close to the river were a tiny bit more upscale.

Do you know that church complex? They want over $400k for the buildings and am not surprised they haven't received anything close to an offer.

They won't either. That area is full of crime. I have friends who either gave up there house for change or want out. The crime is high there and house are going for 10 to 15 grand too get out.They won't get 100 grand a church there.Unless they find a blind fool.Just too refresh my memory because I'm out of state right now I pulled up that area just too be sure for you and I was right on. My friend who put in 40 grand into her home there ( man was it gorgeous) dumped it 5 years ago for 10 too get out.She offered it too me for 5. Can you say desperate ?? I hope that helps

Thanks GI I know NF isn't too nice right now,just wanted to confirm that area was one of the worst parts. Its a shame because those buildings are really nice but even in nicer parts of Buffalo no one wants a nice looking church with convent and over the next few years more will be dumped on the market.

The more upscale area of niagara falls that you are referring to is called LaSalle. The area you are looking at is not LaSalle.

Interesting.

So what happened to Niagara Falls? Just looked at realtor.com listings in that area, I swore I was looking at Detroit.....you could by a whole block for 50k. According to city-data.com, prices took a nosedive in '03 and remains so.

It's always been preceived as a tourist trap.

The perception has been that of a tourist trap, its so far from tourism it's scary. I worked there in the early 80's and crime was big back then. At the restaurant I worked at we had an off duty police officer every single night.

It's really quite sad, because it could be a beautiful area. What happened? who is to say? development sometimes says they are going to revitalize and nothing at all gets done - it's always talk. The same could be said for Buffalo's waterfront, yet that area is pretty safe.

I would not invest in Niagara Falls properties myself. When you see properties for 10k and 30k - there is a reason. While of course you will see good deals out there, no one is going to give away a piece of property for next to nothing if they could get fair market value for it.

If you want to invest in residential - try North Buffalo or South Buffalo - both areas are easy to rent out and generally safe. The doubles in North Buffalo will cost you more than South Buffalo generally - the architecture is more intricate in North Buffalo and the demographics are a bit different.

Many poor decisions at the leadership level for years and years, and nothing changes.

They brought in an Indian Casino to "revive" the area and offer jobs.

The casino has put restaurants, and businesses out of business.

The area surrounding this casino is filled with crack addicts, and slum housing.

Take a ride through the "nicer" areas of niagara falls, and there are potholes everywhere, the city doesn't keep up...

Besides the maid of the mist attraction, there is nothing to do in Niagara Falls, New York. People go to the canadian side to spend their money.

I believe that Niagara Falls is the most corrupt city in terms of government in the state of NY. I don't think that would help either. It is sad and people that come to visit would be shocked how rough a lot of the city of Niagara Falls is.
