In Lancaster New York its common to have foundation issues. Many of the newer subdivisions are built on filled wetlands.

Many new home buyers find out their back yard space is actually State or Federal Flood Plain areas. They end up paying thousands of dollars in extra flood insurance yearly - call your mortgage broker and ask before you buy.

Ponds, there aren't any "Natural" ponds in subdivisions in Lancaster NY. These are actually water run off retention areas. They are tide into ground water run off systems in neighbors yards and downspouts as well as basement sump pumps. They are sold as ponds - but its actually not for human use. The Town actually requires extra insurance for each property that touches a "Pond or retention Basin"

Yep Those houses are like $350,000 and the property taxes
are over $10,000 a year,

If you live in Lancaster, there are tons of places where you can build without being in a flood plain of development. They are not mostly "filled wetlands", they are farm fields. Once you reduce the amount of land to soak up the water, you need the retention ponds to guarantee no water issues. [For the record, Clarence and Amherst and W. Seneca do this as well.] Most of the newer homes are not $350K; the nitwits who built on Nichter on a flooded quarry which used to be a beach (our kids swam there, Willow Beach) bought from a builder and knew it was "waterfront". They had to build with that builder and all the ugly and almost identical homes were very pricy.

All anyone needs to do is go to the Building Office on W. Main St. and ask for the flood plain map! Or, go to the Army Corps of Engineers (call or go - near the foot of Amherst St at the Niagara river). They can tell you exactly what the lot is

I wonder if the OP is one of the people who is anti-development? Or anti-airfield? I wonder as there is a large group of people trying to stop building and the airfield. most live in the $350K development mentioned above...... I live about 3 roads over and even with a stream, we have no problems with water ( or planes)

Is there a train in the bottom of the quarry "ponds" on Nichter Road in Lancaster?
