Basically as the title states, our company is in the market to purchase an office building in Indianapolis as we have been leasing for a very long time and would now like to take the leap and make this investment.

Cash flow and getting a loan is not a problem, but what option is the best as far as financing goes? Conventional loans? Business Line of Credit? SBA? etc...price will be around $400-500k

Preference would be to keep the down payment relatively low, 10-15% so conventional loan isn't really preferred. Also we plan to keep this building for atleast 10-15 years, if not longer.

Any insight would be appreciated.

Also, what kind of tax benefits can we expect to recieve or take advantage of?
