Most property managers charge 10% of the rent. Some will negotiate a flat fee instead. In addition, some will charge a set-up fee, a leasing fee (approximately a month's rent) and a cleaning fee (about $150-250).

Property managers are helpful, if you can find a good one. If you go this route, I would advise finding one that does this as a business, not a realtor who does it on the side. And I would check references and ask to see some of the properties they manage. I have had good and bad luck with property managers, but if you live 400 miles away, having one will make your life much easier. Good luck!
