I agree, even if you have a 100% iron proof legal agreement between you and the owner, it will still take time to take him to court and enforce it. Could be years after the rent, insurance, utilities liabilities crush you with financial ruin if something went wrong.

Hmm. I sense something is wrong here. Why would the owner want your name on the lease? Is it because he/she has bad credit? Bad history of some kind? Or is the owner a little scared about moving and wants you to have the burden with your name on the lease in case the new location doesn't work out?

Look at the accounting and see if the business is really growing. He may be trying to move to save money because they are not making as much anymore. Could this also be why he is not willing to give you a raise?

Offloading some responsibility (building lease) onto you could lighten the load of his sinking ship. That load you are putting on your friend and your relationship with him.

The hook you have in asking for a raise is going to be problematic. He may not even be able to pay you a dime more than you are getting so the blackmail will fail.

Have you considered saving a lot of pain, jumping ship from this company and find another business to grow with or start your own? Use your relationship with the building owner for a business all of your own, not some douche bag who doesn't want to pay you a dime more than you already have. He is probably miss-leading you into thinking you have some bearing on the business when you don't.

In your other thread, you asked about taxes when you're self-employed. Are you just throwing out random questions or is your boss now going to change your status from employee to independent contractor?
