I want to move to California. I have been to Yorba Linda a couple of times and really like it there. I was wondering if I make around $65k a year would I be able to live in a nice place like Yorba Linda? I want to buy a house or condo. I do not want to rent. Is there anything I should know or any questions I should answer as well. Thanks so much.

It depends how many mouths you're feeding with the 65k. Go to socalmls.com and see for yourself

65K is doable if you have no other debt. i.e. Car payments, other loans, etc. And I would suggest renting first before purchasing a house.

Buying a house in Yorba Linda on $65k? ROFL, no. Renting an apartment?

Yes, but I don't think YL has a lot of apartments. Neighboring areas like Placentia or Anaheim Hills do though.

552 square feet, $196/mo HOA and its a senior community.

...but, the others are less than 200K and not in in 55+ areas. Regarding the size, sometimes you just do what you have to do to get your foot in the door and move up later. An HOA fee of $196 doesn't seem like much. Things would be tight, but there are options for the OP. Since these are short sales, he may have to look in nearby areas like Irvine, which has a very active moderate income housing program.

Still, depending upon the location of the OP's job, Rancho Santa Margarita could be another possibility. RSM is a nice community:

I work from home. I dont need to live in Yorba Linda or around that area I was just going off where I have been and it seemed nice. I am 29 and single so I guess I am open to suggestions. I would like to live somewhere with a younger crowd I guess.

I used to live in Yorba Linda. You aren't going to comfortably buy a detached single family house in that city with a 65k income without some kind of lender voodoo. Condo, yes, but those aren't good investments and are tough to sell. Plus you are going to have high auto insurance, car tag, and air conditioning costs ($300-400/month during summer).

There's a boatload of foreclosures in Mission Viejo. You might want to explore that option. MV is a damned nice community, very low crime.

At your age, though, I would hang loose given the state of the market and rent for at least the next year.
