I am paying twice that on a mortgage for a 2 bedroom townhouse.

Salinas has some of the highest per capita gang activity of California cities. It's not exactly a desireable place and is cheaper for a reason.

To the OP, I really don't think you're going to find anything even remotely close to that price range based on your criteria. There are many of us longtime residents who'd snatch places like that up in a heartbeat! Most Californians don't live the fantasy CA dream that many people come from other places to experience. If the CA dream only cost $800/month, most of us Californians would be living the good life!
My rent is almost three times that much and I live nowhere near the beach...and I actually think I'm getting a great deal on my place!

I know people who live in Salinas and are relatively happy with it. It does have a heavy gang presence though and lots of stuff goes down there that most people would not be comfortable with. I wouldn't live there, although there are parts that are okay. These parts will certainly be more expensive though.

A couple of places you might check out are Oceano and Grover Beach for cheaper and relatively safe areas to investigate.

Here's one find on craigslist that almost meets your rent criterion:
Townhouse: Private Patio: 1.5 Bath (http://slo.craigslist.org/apa/2354542861.html - broken link)

Ontario. It fits all your criteria.

You may be able to find something around that price in Oxnard. $800 pretty much doesn't even get you a studio in most of the areas near the ocean.

So you meant to say "downwards of $800 a month"?

I second this you could probably find a place for 800 a month in Oxnard or Ventura. I find them to be all right cities and they both have beaches and are really close to the mountains.

possible but not very likely. The inland empire might work, but most of the towns are not close to the beach and $800 a month is not terribly realistic. Of course what about jobs, you need to find an area where the employment situatlion isn't too bad. One thing you didn't menion: are you talking 1 or 2 bedrooms, you mentioned the word "we"

The West End is within an hour of the beach (Newport) and the mountains (Baldy) which were his criteria and I think you can get a 1 bedroom for $800 if you look around.
