I know HOUSE appreciate more over time but CONDOs are cheaper and offer lower payments. but CONDOS are also harder to sell right?

theres a new home bulider here in town that offer really good incentives. and with interest rates low right now, it would be good to buy right now right?

What is the comparison of property value appreciation in detached residences vs. attached residences? [locaton: central valley]

Condos can appreciate very well. Just depends on location, quality, etc.

The one thing that holds me back from purchasing a condo is the HOA dues. It's difficult enough to afford the monthly mortagage/insurance/taxes...and then to have to add the HOA dues. And remember that those dues will more than like continue to increase...whereas your mortgage payment on a home will not (as long as you have a fixed interest rate).

And you do not really own more than the air space in a condo. But, the advantage is that the C/C's will usually take care of the maintenance of the structure (roof, etc.). Whereas, in a single family detached dwelling, you're on your own to pay for those upkeeps/replacements.

If you stick with amentities in condos such as location, yard, attached garage, good living space, views you shouldn't have any issues. With the price of single family homes being higher, condo's appreciate and sell just as well.
