I need to file an appeal for commerical property tax. Can I do it myself? Can I come up with a lower figure? How do I go about doing this? I need help.

My experience is commercial appeals are often based on return... so, a lot of the argument is based on fair market rent with the value being a multiple to determine a cap rate.

Ultra is right on as usual.

You might ask the county assessor to show you which method they used to determine the assessed value before you mount an appeal. At least you will know where they are coming from. If they have missing or wrong information, your chances of an appeal will be better.

Each county has it's own way of hearing appeals. In my county there is an appointed assessment appeals board. You might check your counties assessor website to see how they function.
