check zillow and do some comparisons, the differences are drastic for the vast majority of houses.

were there some deals in the sacto? yes, but those were the exception.
same goes for fresno/clovis.
I noticed some terrible deals there as well, but those were the exception.

sacramento housing is starting become insane: great news if you already bought, but terrible news if you're looking to move there.

cheers

ps
carmichael houses were my faves in the sacto area, congrats.

one year of data for proof.

per sac wiki:
On average, there are 73 days where the high exceeds 90 °F (32 °C), and 14 days where the high exceeds 100 °F (38 °C);

"Is Sacramento the most overpriced in the state?" LOL

I don't really understand this thread when Sacramento is perhaps the most affordable metro in the State. Plus Sacramento is so underrated as a city and one of the most racially and culturally integrated places in the nation.

I think the point of the thread IMO is to call out Sacramento as overrated since Sacramento gets all of the attention among Central Valley cities. I sense a little envious from our Fresno poster.

In the Fresno Metro you will not find communities like Sacramento's

Davis - a real international college town
Sac's Midtown - a walkable dense urban neighborhood
Sac's Downtown - real high-rises, respectable architecture, and similar to midtown and getting much better.

Let's not forget East Sacramento, the Broadway corridor and Oak Park. Nightlife is growing outside the central city.

Fresnotough didn't you used to call yourself Fresnofreno, anyhow.

When you look at the negatives of the Great Central Valley, Fresno has 100 times more problems than Sacramento.

When you look at the positives of the Great Central Valley, Sacramento has 100 times more charms than Fresno.

If and when coastal Californians cannot cash out their expensive real estate and buy something nice in Sacramento then they will start looking at Fresno more often than Sacramento.

But Fresno will still have hotter summers, twice as much fog in the winter, no large lake, no big rivers, no reputable UC, and no major league sports, no reputable airport, no stable middle class, and a large under-educated underclass, and it will still be further from the beaches, Tahoe, Shasta, and Napa Valley.
