Has anyone put a used manufactured house on land? And where is a good place to find one? I'm thinking getting one from a Sacramento area dealership might be the way to go as I understand all of them MUST be inspected by the state and not local permitting officials. Does anyone have a good source where to find them? I'd be looking for a fairly new one. I'd imagine a dealership would be able to help me find financing for a newer one. (??)

It's no going to be easy to find land to put a mobile home on in California. Your best bet would be Lake County or one of the nearby rural counties, Mariposa County or someplace like 29 palms but I'm guessing even some of the counties that allowed it in the past have restricted it. Maybe you could call a few dealers and ask them where you can put them, if they are selling them they must be putting them somewhere.

Actually, the newer ones are allowed almost anywhere except cities that have strict building codes in scenic areas. Even in scenic areas some are allowed- I just got off the phone with the local planning dept.The new ones have wood, composite or vinyl sideing- not metal and they have 2x4 or 2x6 construction. You're thinking 1970's.

Try here. I did some work for them years ago, when they first opened. Had nothing but a good business relationship with them. I was amazed at the quality of the homes myself.

Once a manufactured home is moved, it can not be financed by any traditional lender. This does not apply to a NEW home purchased from a dealer.

Thanks DMenscha. That was a question I had. Any idea if a moved newer one purchased from a dealer can be financed?
