My girlfriend says the banks in the Bay Area are about to bust, possibly along with a small tech business break down.

Why? It'll take a really unique event for banks in the Bay to bust but banks in other places remain intact.

Customs and practices vary...

About 20 years ago I reviewed my service logs and at that time most of the properties managed were under the Section 8 program.

What I learned is appliance related calls WITH callbacks accounted for over 50% of the calls with many being emergency calls with claims.

Like getting a call Thanksgiving morning saying the oven is not working or around the 4th of July stating $400 worth of meat is in the freezer and it stopped working... I have also had claims for kitchen fires that were resolved in my favor yet it took a lot of time and involved my insurance company.... seems kitchen grease fires often are attempted to be blamed on a "Faulty" landlord owned appliance.

Same with washing machines... claims the washing machine damaged a $100 shirt.

Since Section 8 only values an appliance at $2 per month... foregoing $48 a year on a $1200 a month rental to eliminate half your service calls is a no brainer.... I'm a housing provider and not in the appliance business.

Something else started to happen around 2009... I was getting tenants that had lost homes to foreclosure and brought with them high end applicances...

As to the original question...

It was not all that long ago that young men did military service... a lot of the neighbors where I grew up came to California via the military... they liked it here and stayed.

Many learned lifelong skills they put to use after their service... I do know a few young people that have used military benefits for Nursing School and they are all doing very well in the Bay Area...

Yes, if you're from a more normal housing market such as Phoenix, Las Vegas or pretty much anywhere else in the country, the idea of moving into a rental unit without necessary major appliances such as refrigerators and stoves is almost unheard of.

Bay Area boosters will probably jump in and say something to the effect of, "Well, you don't need a stove if you don't cook!"

That is the one thing that puzzled the heck out of me when i arrived in LA. No fridge? I told my friends back home and they were also curious as to how a unit could not have a fridge.

Maybe landlords should supply bus passes or vehicles... or Internet with wifi?

All of the above are generally considered amenities and market and/or price point sensitive.

If someone wishes to rent from me and needs applicances I have always been able to assist.

In a few cases I have furnished and sold the applicances to the tenant via a bill of sale for $1 each.

It is not the cost of the applicances... it is the responsibility for repairs which are often tenant caused and the liability...

The tipping point was when a tenant's son broke the refrigerator handle and it was backordered for several weeks... she complained to the Housing Authourity who contacted me to make other arrangements... it was a handle and they broke it... the refrigerator was full functional.

There comes a point where lines are drawn... and for me the decision to get out of the appliance business was really and easy one.

Another point is never having to clean a filthy disgusting refrigerator/stove again... and some were really bad... as in taking hours to clean with toxic chemicals... no thank you.

Plenty of rent a centers here... you can call up and have applicances the same day.

Maybe the businesses that supply applicances should supply apartments? Afterall... you have to have a place to use your applicances... If furnished applicances are important... do not accept less.

I suppose if push comes to shove... I will offer the tenants an addendum where I will furnish rent a center applicances and add it as a line item charge to the monthly rent... Just as Long As I Don't Own Them.

I'm currently having issues with Comcast at one property... the service is in my name and the rentals are 800 miles away and everytime there is a service issue the tenants call me... you can bet this will change once the contract is up... Comcast always calls to let me know they are on their way... and I reply let me know what you find as I am 800 miles away.

Young people will find a way to make things work... I have met a lot of 18 year olds that are very responsible... and I rented to them without issue... most were students that came to California with a dream.

One young lady always said she was going to move to California... she had nothing but her 16 year old rusted Honda and savings... knew a sister of a friend in SF how said she could stay on the couch for two weeks...

This young lady had a job waiting tables within 48 hours of her arrival... she enrolled in City College and was on her own... at 18... through her I met other students and they rent a 4 bedroom 2 bath home and $500 a month each covers their total housing expense... including utilities and internet... and yes... they found a refrigerator for $50 on Craigslist... the previous tenants left the stove.

They all have things going for them and support themselves...

So I take it you're an independent owner but what about the bigger companies? Same scenario? I think the point is that there are some absurd things Californians have to put up with, usually having to do with people transferring costs over to them and get away with it because CAs just adapt to it and sometimes defend it. You have to understand that people from out of state not used to something as zany as no fridge, no stove, no dishwasher is odd and when they might hear a defense or see a shoulder shrug, the out of staters will laugh or think my god you guys will pay anything. It's a natural reaction. I'm living in a unit that supplies all the goods but it costs more. The perk of having a fridge is now advertised on their updated brochure! LOL

I have almost no Dishwashers or Garbage Disposals...

Most of the current rentals are single family homes or small apartments in residential settings... no more large complexes for me where parking, trash, noise issues all come to the management.

The home I grew up in had me as the dishwasher...

My rents are low... very low by the current market and my tenants stay a long time... some leave and comeback...

Maybe they are willing to save a little each month on rent by foregoing certain amenities?

There are plenty of $2500 to $3500 large one bedroom apartments downtown... they have nice applicances, include in unit washer/dryer etc...

Hard to justify when my 4 bedroom at $2300 a month is less expensive than those 1 bedrooms and I offer a house which some still prefer.

My last vacancy was 6 months ago... it was a 2 bedroom in a duplex advertised on Craigslist for $1500... I had a 10 am to 12 pm Saturday showing and brought 50 applications... ran out of applications before the showing was over... I also don't charge an application fee which is how most management companies shift costs... showings are revenue sources.

Most of the people were from SF... some from much farther away... I rented to a local High School teacher who grew up in Oakland and the location was perfect for her...

Too many problems when renting to out of area people... especially those from out of state... the expectations are different... like stoves, refrigerators dishwashers, garbage disposals, washer/dryer, microwave... have I mentioned that I am not in the appliance business?

Well I'm not really talking about you, you've made your case, but that there are some bigger management companies that pull that stuff too. You have to go really upscale to get a dishwasher or fridge. That's just laughable to out of staters. Doesn't make it better just different.
