Mountain ridge? 30 minutes between MB and SLO? Blistering heat waves? Your research is WAY off.

Take a drive up the coast and get an in-person look at your options.

You can certainly find something in Long Beach for 750k, and even in a nice neighborhood-- depending, of course, on how big of a house you want. 2 br/1 ba on a pleasant street in an OK neighborhood seems to start at 550k right now, then upwards from there.

I would suspect you could find something in San Pedro too, but of the two I prefer Long Beach.

La Conchita in Ventura County is a bargain! If you don't mind the hillside coming down on your house every 10 years or so.

So which beach cities/communities in SoCal/CentralCal are still affordable?
All of them are still affordable. Some are more affordable than others, but they are all still very affordable.

I noticed you have a post in the Monterey County forum as well. I would look into SLO County. Morro Bay, the Five Cities, Cayucos could be nice options within your budget. Also, Orcutt just south of Santa Maria as well as the Ventura County coast.
