I'm thinking areas where you can find a decent 3/2 house under $350k that isn't in gangland or methland? A diverse area that isn't predominantly latino or asian or black and has a decent percentage of white non-hispanic too?

Far Northern California maybe? Redding? Yreka? Chico? What about Sacramento?

Ideally, I'd like a exurban or rural area with low to moderate population within 30-45 minutes of employment/retail/medical, and within a few hours drives of beautiful national parks, beaches, etc.

The Temecula Valley fits the bill.

Borrego Springs in SD County:

There are also other areas in inland SD county (not out in the desert) where you can sometimes find homes in your price range, often with property. Places like Campo, Jamul, Ramona, Pine Valley, Alpine.

Yes, prices are climbing but you can still buy a pretty decent home for $350-400k. Everybody cites OC and LA but a lot of folks have moved from San Diego to here. We did when I retired. Actually we moved from both San Diego and the SF Bay area as we owned homes in both places and went back and forth until we moved to Murrieta.

Chico and Paradise would work. So would several of the small towns in the northern San Joaquin Valley east of the Bay Area (Oakdale, Ripon)

Prices are a little cheaper in Murrieta and even cheaper yet in Mennifee. I said the Temecula Valley, not just Temecula.
