No slowdown here. 56 offers on this house. If sells for $1.2M or more, then prices are still strong. Smaller size lot though and you never know if there are any major foundation problems without going to see it.

Beautiful home, that's a McGregor. My dad was friends with Charlie McGregor in the 30's. I grew up in a McGregor house

Hard to say. You never know what the disclosures say if there’s $70k or more in foundation problems that could lower the price. I didn’t notice before I posted, but it has an in-law as well. Smaller lot for the area, good location but more of a cut-through street.

I do think it will sell for $200k ask now that I read the details. We’ll see.

Similar level of activity down around these parts. I certainly don’t think there were 56 offers for this similarly stylish vintage house on an even smaller lot but it went into escrow days after being listed and while it went under its ambitious list price that selling price was more than $500k over its selling price a couple of months prior to developers who merely changed out finishes and windows, no added square footage. Also, Redfin has added $50k in valuation over its selling price in just a couple of weeks.

If a property represents buyers expectations in a particular neighborhood with desirable amenities and location and is priced right, it is going to sell even in these uncertain times, especially with the reduced inventory present in most locales.

This is not to say that a significant downturn or even collapse is out of the question in the future, the market just doesn’t seem to be manifesting itself as likely as of right now.

I have friends that just bought in Albany last winter and they said the market had cooled off because they finally were able to buy something with 3 bedrooms that was in their price range.
