My tech job requires 1-2 a week commute to west la. however all my family all lives in long beach.im really close to them but I want my son and SO to live stress free without a high mortgage rate. my budget in la county is 575-600 but I rather pay 400-450 for a house with amazing views of the mountains and pool w/spa.

So far on redfin I see temecula has amazing prices. Any other suggestions? I hope it's something i do not regret. All my friends and family suggest I save but im tired of renting.

One of the cities up in the Victor Valley (Victorville, Hesperia, Apple Valley, Adelanto).

The coachella valley is pretty affordable, and has one of the most prominent mountains in the country.

Redlands. You’ll be at the base of the San Bernardino mountains with killer views. Many neighborhoods are established with old growth trees, and Victorian, craftsman, and bungalow homes. Plenty of newer developments with masterplanned neighborhoods as well. You’ll be well within your commuting distance/time to west LA and Long Beach, somtimes shorter. I can only go off what the rankings are, but the schools seem to be above average to really good. My wife and I have driven through it several times when there’s traffic coming home from our cabin and we see plenty of pride in the neighborhoods with people working on their yards, and kids playing in the streets. Definitely worth checking out as there’s no shortage of homes in your price range.

Temecula is also a wonderful choice if you don’t have to commute daily. You’ll be right in that commute time as well. Temecula is better if you want a closer connection to San Diego, but LA and OC aren’t much further. You can’t go wrong here either, great family community. I have several friends that grew up there, and while they wished they lived closer to the beach and big city while they were younger, they have nothing but fond memories, and the upmost appreciation for growing up there now as adults.
