Threads take on a life of their own which is simply synergy... especially when it comes to taxes.

I actually had a seller that have very low property tax say he had an unmarried kid and I could save the property tax increase through marriage...

Even knowing the taxes go up 7 fold it would not have been worth it for any amount...

Off topic but I did receive my first Water Bill... $314 for 2 units of water which works out to 25 gallons per day... sobering. $150 is 2 months of meter fees and $80 is city sewer hook-up fee...

Strange when the cheapest, least expensive part of the Water Bill is the actual water delivered...

is that the normal water bill for that area?? That's crazy!!! We're not even in a drought any more. I live in a condo in OC and pay 50.00 every other month flat fee for water AND trash.

The meter fee is the outlier... the house has the mandated fire sprinkler... thus adding $600 annually and sewer connection monthly to the city is another $500 annually...

wait you have to have a fire sprinkler in your house?? Is it a solid wood Victorian or something? When I refied I had to prove a smoke and carbon monoxide alarm but that was it.

Yep... mandated and this house was built 25 years ago...

Three Bedrooms and two and a half baths... stucco with tile roof and boxed in eves... no wood exposed except the back steps from the kitchen.

The sewer fees really started increasing after Prop 13... note the city fees are separate from the treatment fees.

Renters would love you for that. The home owner has to pass the cost on to someone. Guess you are fine paying the extra cost.

Guess it’s time to sell my CRE.


You guys don’t realize that if the commercial real estate taxes go up, it’s passed on to the tenants (businesses), especially if there’s a NNN in place (although for many it won’t impact them until the terms of the contract allow for it). Which is passed on to the customers. Just like the min wage hike, this will make everything you buy go up in cost. It won’t be as abrupt across the board because it’s based on timing of renewal of contract though at least.

But yeah, go ahead and celebrate your big victory.
