If I didn't have to worry about commuting, I'd want access to beach and hiking from close to my house. So maybe Malibu.

I am shocked by how much Newport Beach is dominating the Poll. Why are House prices higher in Manhattan Beach v. Newport Beach? These are the only Two places I'm interested in, I only included the others because of the Study.

Affluent people work. Affluent people care about time commuting, as time commuting is time not generating income.

You may be mistaking affluent for the leisure class who do not work at all. Head to any Sun City and you'll find most people are members of the leisure class.

Lots of different metrics for measuring wealth. Here's one that claims that Piedmont is #2, Manhattan Beach #10, and that Solana Beach and Newport Beach don't make the top 20 in California.

Affluent people have a driver if they need to do a long commute. And yes, they can work during their commute.
