Huge fan of Austin, but at those prices I'll stay in California. yeah, love Travis Heights too but come on. Also, property taxes are higher there.

Correct, that area is basically hipsters and techies. I know there's a lot of old Austin folks still left there of course. Keep in mind south Congress is essentially walking distance to downtown, hence the price.

There is no state with a slow growth or declining population holding its bond rating. The reality is losing people net is going to be a problem because like Illinois, NY, NJ, and CT, there's little chance union benefits driving up state liabilities will be cut.
