It's generally a safe area until you get to southern parts of 93722. Which is a downside as 93722 is a vast zip code that brings down statistics or doesnt allow it to peak because its basically half good half meh. I guess this can all change as all those new homes being built in the lower half complete and changes the demographics and landscape of those parts.

The marketplace at el paseo on herndon and 99 is one of the better shopping areas and entertainment (movie theater), and it has a tesla supercharger. Again right off the freeway for easy access. New Central Unified high school. Most of the middle and elementary schools on the upper part of 93722 are rated well. Once the veterans blvd overpass and freeway is complete, it will connect 93723 and those nice neighborhoods. It also will probably be the most aesthetic part of fresno driving on the 99 once all said and done. It actually doesnt look bad already coming south bound from the bay/sac after madera the freeway turns nicer and wider and welcomed by the future high speed rail viaduct with the fresno county border mark.

As for being poshy, im not sure on that yet because all the homes being built currently are mostly under 3000 sq ft, tract homes and small to medium sized lots. The bigger homes and bigger lots were built a while ago and havnt seen anything similar being build, but i guess that can change.

They are also relocating the Costco on shaw to Herndon and Riverside (next to storage area and behind the golf course).

It still wont be on the level of 93730, 93720, 93711, but it will be a step closer and probably take that 4th place spot to those 3. (didnt count clovis zip codes just fresno)
I consider half of 93711 to nw fresno anyway, including the north side of van ness. I didn’t know that about Costco - GOOD! That shopping center is awful and I know many affluent north west shoppers simply go to blackstone Costco to avoid that area. Well most of ne fresno is sub 3000 and small lots. What ne fresno has is still many large rancher lots (think areas around the Sierra airport and behind). With proper infrastructure that area should be regarded as the best neighborhood

I hold my breath that fresno can master plan anything. Even the “nicest mall in fresno” river park is woefully disintegrated and what could have been a lovely massive outdoor mall still requires a lot of driving around and parking and walking to destinations instead of a seedless foot traffic area.

In my view, Fresno doesn't have the economic infrastructure required to support the growth & pricing inflation that is occurring. I can't think of any large employer that has recently moved to the area. I suspect low interest rates are driving local "move-up" buyers, and WFH and relative value is driving out-of-area purchases. Let's see what happens when interest rates increase and the next recession takes a bite out of the economy and WFH.

In addition, Fresno really doesn't have the kind of cultural amenities/attractions/climate/geography needed to draw and/or keep people here. I like the heat, but it is not for everyone. The air quality is about as bad as it gets. Big news in Fresno is a new gas station or fast food restaurant. Downtown investment has been talked about for YEARS. I attribute much of the population to folks who have family here (me) and/or don't have the ability to leave the area.

That said, in my opinion, the best neighborhoods in Fresno/Clovis are within 93711. I'm specifically thinking north of Herndon and between Brawley and VanNess. North of Alluvial between Brawley and VanNess is a further step up. NE Fresno has more shopping, better schools, etc., but it doesn't have neighborhoods that compare in terms of lot size, street width, landscape maturity; all custom homes, winding streets, bluff views, and insulation from retail/high density encroachment.

I don't dislike Fresno. I live here currently and will probably be here another 3 to 5 years. I do think it will require a different level of leadership to lift it beyond what it is today.

Okay here is my solution to those who complain about the air quality of heat when it gets bad certain days. I have recently bought an air filter not just for my car or home but now a space helmet haha. This is great for places like LA/SF/Fresno when the smog can get bad some days. Hopefully as EV ownership goes up and cargo ships become cleaner the air will too. Remote work for me and remote school for the kids is a win-win!

It's all about the wind, man. If there's any breeze then the air isn't too bad. If the air stifles, it can get meh-gross quickly. I pay more attention to wind predictions than air temp during the summer.
95----105 temps= meh, it doesn't make much of a difference to me.
5---15mph wind is big, tho.
Type "Fresno wind". "Riverside wind" etc in google. For the ten day wind prediction.
(Might have to enable desktop mode with chrome browser to see it properly)
Any day with 11-12mph+ wind usually means decent air for fresno

City of Fresno is cracking down on downtown commercial real estate slumlords. Fix your property or pay a big fine. This should have been done years ago, big progress was lost. Brand should have did this his first year in office, so glad he retired.

USL soccer is coming back to Fresno. Heard from a good source, but I haven't confirmed it.

New MCM houses are available, if you have the cash. This one sold for 625k last year! Good design, just needs a pool.

Tower district is getting a new coat of paint. New sidewalks, roads, lights, and art are being installed in the tower. Methinks the city is trying to get investors interested in putting up some denser housing in the tower (mixed use?)
