At this current moment, I know of these 3 new cities/communities being built in the Fresno area. Are there any others I should check out and what are your thoughts on the Future of Real Estate in Fresno? I feel like expanding from my own home and buying other homes in the area. Overall I am not selling my home anytime soon if development continues then property values go up.

North Clovis is growing. As you already mentioned the Residence at the Row is part of the Heritage Grove master plan, and if you look at that master plan it is huge development. then east of that down shepard you will find those huge 4000+ homes from woodside homes, I believe that might be part of Dry Creek Preserve master plan? Then once you get to around harlan ranch, the city already has plans for clovis growth area i believe just south of 168. Obviously mostly sprawl of homes with little to no commercial. Well the master plans call for commercial but they dont ever seem to be built until the end. You can see this in Southern part of Clovis in Loma Vista, tons of homes, and only now after several years does a gas station and starbucks come up. But generally Fresno county is SLOW AS HECK for development unless its building houses where the city leaders and developers are exchanging some money under the table lol.

Tesoro Viejo and Riverstone are also turning out to be nice neighborhoods, but again lack infrastructure and any real shopping/commercial. One of the highlight is "only 10-15 minutes away from Fresno's best shopping district of riverpark" lol. But if that area can sustain, and 41 expands from 1 lane each way, and real big shopping opens up, that will be a nice area. Big con to me is no way in and out to access going to the bay or LA. Only way in and out is either going through the boonies on Avenue 12 to 99 and vice versa, or cut through 41 to clovis/fresno then take herndon to 99. Only real legit access is if you are going to or from socal, in which case you can take all highway at least 41, to 180, to 99 south.

Friant Ranch up by table mountain are those who just really want to be secluded. If that is the lifestyle one likes, then its nice I guess. No major stores or anything. Seems more for retired folks with money. While riverstone and clovis are for growing families with money.

All of those you mentioned however are the highest most expensive developments in fresno/clovis/madera. With Clovis still the most expensive. Those lennar homes in North clovis are $800K+ and same for those woodside homes. Granted they are the best of the best of tract homes and basically mcmansions, but the smaller homes are still easily in the $500-600K which is way too rich for the average fresnan.

You need to check out NW Fresno and SW fresno. There are a lot of new developments there and more suited for middle class (fresno middle class). NW fresno being the better of the 2. The herndon/99 area is a good value. It's a generally nice area, easy access to main freeway, ok to good schools, lower $ per sq ft, lots of shopping/dining options, and potential for ROI/equity as there are tons of development happening there.

Are people moving there mostly Bay Area transplants that can work remotely or speculators betting on high speed rail to connect SF/LA into commutable distance?

I wouldn't think that the local job market in Fresno would be strong enough to warrant those prices.

a lot of realtors and new sales agents are saying Bay Area.

I too would assume this as I fully agree with your statements. NO WAY the local job market in fresno are allowing the income to allow people to buy these homes.

And its mostly due to WFH and sacramento region being too much that people are looking 2-3 hours south of the bay area instead of north.

High speed rail being a factor is probably not a factor. At this point and endless increases in the budget and delays is just making that project seem like a big joke and waste of money.

Yes, both of my neighbors came from LA and the other you guessed it SF. I moved from SF to Fresno to keep my California Salary. I live near the River Park area and will have to say it is a nice shopping area with the potential to be the Rodeo Drive/Santana Row of Fresno.

I hope to see downtown Fresno go through a renaissance similar to Riverside and Sacramento's 1 billion dollar investments as shown with google maps street view.
Fresno can compete for starters it can

- Food Hall similar to Riverside Foodlab and Ferry Building and Anaheim's Packing District
- New Hotels downtown and Apartments
- A bigger newer remolded Convention Center
- Downtown Private Security

All in all, I plan to offer teachings crypto financial services and college entrance prep for Cal State Fresno. I hope to make Fresno the Finance/Crypto wall street of California that competes with LA Hollywood and SF Silicon Valley

Get on Twitter and message the Fresno leaders your best ideas. Msg Councilmen, city managers, etc it's their job to listen, they won't ignore you.

Most sales are local, still(lots of move up buyers)
However, most houses 450k+ will get Bay area bids. And new houses are selling very well to coastal buyers. Per ppl I know in the industry.

Northwest fresno is going to be a poshy area soon (it’s nice now but it’ll have more ne fresno/Clovis vibes soon enough). The new school, shopping center, freeway access, new developments and generally an already nice looking part of town will really boost it. As far as prices go, yeah fresno is going to keep getting more expensive, and the homelessness problem is going to get LA levels soon enough. Don’t really think that’s a good thing even if you own multiple homes.. that is unless your objective is to cash out and move out of state?

You know your stuff. NW Fresno 93722 and 93723 was easy investment few years ago. Might still be today I guess as its still developing.

It's generally a safe area until you get to southern parts of 93722. Which is a downside as 93722 is a vast zip code that brings down statistics or doesnt allow it to peak because its basically half good half meh. I guess this can all change as all those new homes being built in the lower half complete and changes the demographics and landscape of those parts.

The marketplace at el paseo on herndon and 99 is one of the better shopping areas and entertainment (movie theater), and it has a tesla supercharger. Again right off the freeway for easy access. New Central Unified high school. Most of the middle and elementary schools on the upper part of 93722 are rated well. Once the veterans blvd overpass and freeway is complete, it will connect 93723 and those nice neighborhoods. It also will probably be the most aesthetic part of fresno driving on the 99 once all said and done. It actually doesnt look bad already coming south bound from the bay/sac after madera the freeway turns nicer and wider and welcomed by the future high speed rail viaduct with the fresno county border mark.

As for being poshy, im not sure on that yet because all the homes being built currently are mostly under 3000 sq ft, tract homes and small to medium sized lots. The bigger homes and bigger lots were built a while ago and havnt seen anything similar being build, but i guess that can change.

They are also relocating the Costco on shaw to Herndon and Riverside (next to storage area and behind the golf course).

It still wont be on the level of 93730, 93720, 93711, but it will be a step closer and probably take that 4th place spot to those 3. (didnt count clovis zip codes just fresno)

I have a 4BR/2BA, ≈1800sq ft house on a cul-de-sac that sits on an approx 9000sq ft lot. Built in 2009. In Tulare.

The site that rhymes with "pillow" estimates its value to be in the $300-$325 ballpark. Sound about right since Tulare County has been among the lowest priced counties in the State. I think only Kings and maybe Imperial overall rank lower.

So anyway, just for "sheets and giggles", I'm kicking around the idea of listing it for sale and asking $500k. Just to see if all this ballyhoo is true. It's a decent place. Definitely in a good if not prime location.

And just see what happens. Could make a killing....get laughed at....someone call my bluff? IDK.....
