My husband and I are moving from Indianapolis to southern CA and are looking to move to a mobile home community in one of the following areas: Orange County, Los Angeles area, Santa Barbara area, Inland Empire, and the Ventura area. It doesn't matter if it is a small town or larger city. It doesn't matter if it is urban or rural. We are looking to move into a nice, clean mobile home community. Please give suggestions on nice, clean mobile home communities in the above-mentioned areas. We are open to living in any of the areas I mentioned; however, ideally we would love to live in a neighborhood or close to a community that is artsy, diverse, plentiful with ethnic restaurants and generally open-minded. Thank you in advance.

There's mobile home parks everywhere. Long Beach even has one right on the water. Pick a city first and you should have no problem finding a mobile home park.

Those kind of places don't really exist anymore, they've been driven out by developers. Unless you can afford Malibu, they have one there but it's realllllly expensive. Finding diversity and artsy, and clean, together is tricky, Long Beach is about the closest I can think of. Maybe try Seal Beach, right across the county line. Huntington Beach is full of mobile home parks, it's a pretty cool beach town, 10 minutes from Long Beach. Try Sea Aira mh park on Warner & Springdale. Space rent is a lot higher than in Indiana.
Santa Barbara is my favorite place, and there is a Mobile Home Park in Goleta, a few minutes north. Can't remember the name, but you take Hollister all the way to the end, by the golf course,and then cross the interstate, and it's just a couple of blocks from that interchange. It's quiet, it's close to the ocean, and to SB. Oh, and stay out of Santa Clarita Valley. It floods. Good luck.

There is one in the city of Calimesa , Ca. called PLANTATIONS on the LAKE ( man made lake) Very clean and well maintained. Reasonable priced homes, and it is right off the 10 free way so you can easly go to any of the things you talked about. It is a 55 and older park that is about 16 yrs old and they are still growing with part 3. double wides and most of the new are tripple wides. hope this helps.

There is an over 55 one down the road, doublewides start at around $300,000

Yucaipa has over 40 mh parks. Many are senior (55 & over) & many are all age family parks.

Plenty of clean & decent parks to choose from + yucaipa has rent control ($2.77 month rent control fee).

Redlands, beaumont & banning dont have nearly that many plus no rent control.

Rent increase is 100% guarantee every single yr in yucaipa & its based on the cpi (consumer price index).
I expect a decent increase this yr cause the govt thinks we are out of a recession). Their is no max set by the city so one yr it could be a 5.00 mo increase & the next yr could 10 or 20 bucks.

The city knows by oct/nov how much the increase is per park for the upcoming yr.

My space rent has increased $90.00 mo over the past 12.
Thats not chicken feed & it adds up over time.

I dont trust the city or the yvwd & many residents of yucaipa dont as well but its better then alot of cities in the inland empire.

Honestly, I do not know, but I am willing to guess that the park is a condominium.

Prices are way down, 5 years ago you could pick up one of the double wides for $500,000
