Hi im going to be doing a lot of research on the coast of cali thats basically within a few hours or less of LA to start my business. I was wondering, what do you think are some of the more reasonable/cheaper area's to consider looking into? Any help is greatly appreciated.

What kind of business? Do you need a local population to support it? What's "reasonable" to you?

I guess my question should probably be, where's the cheapest area's of the county in itself? I'd honestly just like to buy property and build because its cheaper for me usually to do that. My business doesnt have to be in a super busy area, it deals with custom painting and plating for off road stuff so as long as im in a decent area, it should be fine. ive been doing research but i need to get out there , but dont want to wander around, if you have any advice let me know i'd sure appreciate it. I've been in some area's but not so much on the coasts, if there's any chance of that, i'd like to keep as low overhead as possible so i guess the most reasonable area to buy along the coast or within reason of say a few miles or so inland.

Anywhere near the coast is not going to be all that inexpensive. I'm assuming that you've looked into whether your services are needed on the coast, because we have quite a few of off road shops dealing with painting and plating and parts etc etc. It's a popular pastime around here.

Cheapest would probably be out in Shandon or Creston, very rural areas with not much population. The closer you get to a town or city or the coast in general, the more the cost jumps. Land in Atascadero, Paso, Templeton etc. which is more 'affordable' is still ridiculously expensive. Watch out for getting permits and whatnot too, this area is well known for it being a pain in the ass to get permits, plus they're ridiculously expensive.


The best thing to do would be just to come down and look around yourself... I know it's a pain in the ass, but it will be well worth it.

That's what you need to do, look around. Probably California Valley, Carizzo Plain, or Cuyama (along SLO & SB County border) is the absolute cheapest. Those places are too hot and isolated for most people. FRom reading your posts, I'd say Atascadero. You might also consider northern Santa Barbara County also.

hey thanks for the responses. Yeah im going to head to the coast probably sometime within the next few weeks, so just trying to get some more ideas of where to look. The fact that there's a good bit of shops out there has been on my mind a lot too, so trying to find an area that isnt already covered might be a chore, but i definitely want to look. I just hope i can find something, being in this 6 months of winter tundra is killin me.

It depends on the local requirements for building, but honestly, 1/2 acre to 1 acre is plenty for me, i dont need to go anymore than that.

Depending on exactly how far you want to be from the ocean, I'm still going to say Atascadero, since it's only 20 min. or so to Morro Bay. It wouldn't hurt to look around the Nipomo or Arroyo Grande, but I think 1/2 acre to acre around there might get expensive. Oceano tends to be more reasonable in some areas, but depending on lot size, I'm really not sure. Oceano Dunes SVRA is around the areas I mentioned, but the price of real estate may be more than you want spend. But again, it wouldn't hurt to look. If you don't mind being 45 min. or more from the ocean, I'd recommend you also look into the Jardine or Geneseo areas east of Paso Robles on HWY 46. Acre+ lots out there.
