Done both. Never been as comfortable in apartments as I am in my rental house now.. it's like I don't even have neighbors.

house house house. I will GLADLY pay extra rent to have a yard, to NOT have stairs and to have a guaranteed place to park my car. I lived in a condo once for about a year and it was miserable.
Now, when I move back to Germany in a few years I will try my darndest to find a house, but it probably won't happen so it'll be back to an apartment

when was the last time an apt made you money? or allowed you to have a dire emergency credit line with massive potential? my aging grandparents had to tap their equity for some major health problems, something they could never have done in an apt.

I am not going to argue with you, I have owned 2 houses and made a lot of money off them. I prefer to buy/rent a townhouse and have all the amenities of city life, it has nothing to do with being a sucker.
But Apartments can SAVE you a lot of money, when you are paying 2500 a month for a place that would cost you 4000 a month...that's saving/making money. Also flexibility to move around and seek better paying jobs is making money.
