and affordable along the central coast of Cali from Pismo to Monterey? Or does "affordable" and "plentiful" create an oxymoron when talking about the central coast?

Most coastal properties have slow growth moratoriums, you have to own the property for 5 years before building. This is county by county, you will have to ask a realtor if it applies to any land you are looking at.
All land is affordable, maybe not to you or me, but affordable to someone.

LOL,

Yeah neither is very like the central coast as the area is mostly rolling hills and mtns. And affordable is a very relative thing. Besides those obvious factors here are a few places to look.

Carmel Valley, the further east the more affordable it gets
Prunedale, very affordable for Monterey County
Oak Hills, nice larger lots and more affordable housing
Moss Landing, possibly some good options there. Definately lower cost
All along Hwy 68 between Monterey and Salinas - very, very nice but maybe not affordable enough

Another consideration - but a scraper in a nice area. Then you have all the basics setup and can build a new home with all the water rights, electrical, etc... after the demo is completed.

I've been looking at vacant land on realtor websites. A small lot in old town Monterey near Lighthouse & Prescott (dumpy area looks like to me from Google street views) is going for $200,000. I'm not too hopeful. Further down the peninsula and heading toward the coast it all looks totally developed. 1+1 SFD's don't even start until the high 3's, low 4's, so no point in thinking about demolition. It looks pretty hopeless.

Actually that area isn't so bad. But the lot may have issues like water rights limitations. So its really hard to tell without talking to a realtor.

Yeah, the city of Monterey itself has never been known for affordable housing. So it would be good to look into the surrounding areas as well. There are some relatively affordable homes in Upper Seaside which is right next door to Monterey as an example.

As far as the Pismo and surrounding areas I'm not so sure on the prices. There may be some deals or vacant land over that way.

Otherwise you can always lease for a while and really scope out the areas first hand. That may be a good option for really finding a deal in the long run.

There is no such thing as affordable near Pismo Beach or Monterey and along the coast. I guess it should be mentioned, affordable means different things to different people. What do you mean by affordable?

You must know this area pretty well, MtnSurfer. That's exactly how the lot was described.

Hawthorne St, Monterey CA 93940 | Homes.com

Notice under features and amenities: Under current conditions no water available for development. But also notice the dump right next to it, which is also for sale under a separate listing for roughly half million. Looks like it would need to be gutted or completely demolished when you see the close-ups.

Affordable to me would be 500K within a mile of the coast. 200-300k 1-5 miles from coast. 100-200k 5-15 miles from coast. looking through the listing people still have their rose-colored glasses on. See my comment on Prunedale lot above.
