Wow thanks for the houses!! I should have said I was looking to rent, but over all I was just wondering what were good neighborhoods. Thanks again for the houses!

There is another trailer park complex in Agoura/Malibu called Seminole Springs. It's lovely, near the beach and might have some reasonable rentals available. They sell for around the $300k mark but there may be some in the $200's.

Stayed in at the Seacrest resort in Pismo beach last month. Visited, Arroyo Grande, SLO (Wealth), Pismo Beach, Los Osos, are nice areas but a 2 bedroom fixer upper will put you in the hole for half a million dollars, just not worth it for the view. There is no beach so to speak, but ocean views are magnificent. Many of the affordables are mobile single and double wide homes, where the rent of the land averages $800, these homes are upwards from $250k and you don't own the land, that is too pricey. Los Osos is also nice area, where they are selling lots and is more affordable but they have water issues and a building moratorium, where you cannot build until the water issues by SLO county are corrected. That could take years. A 60x80 lot can run from $150k, when and if you can build, the cost to build a house to the county specs will run you alot of money as well. If you could afford it, then go for it, it is a lovely area with great weather and most of all very safe.
