I should have rephrased my question. I wanted to know where in SLO would be the quietest, in other words, not near college parties. Near Hwy 101? I'm guessing anywhere not near the campus?

If you are only in Central Ca for a year, I suggest Arroyo Grande or Grover Beach. Cheaper than SLO, very close to the beach, and ten minutes to San Luis Obispo. I don't know if you have kids, but the schools in the 5 cities are nice. There really aren't any bad neighborhoods. I would avoid living in Oceano, if you live in Santa Maria, you might want to explore housing in the north east side by Marian Hospital, or in the south, toward Orcutt.

We have 8.25 percent sales tax I believe, gas is $3.17 a gallon.

The commute isn't bad, unless someone causes a wreck on the 101, then it slows things down.

Yeah, I would think near the campus. But, there are college kids living all over SLO, probably in all neighborhoods. I don't think living by the freeway would be that bad. Living near the downtown might not be as quiet. But you might change your mind once yoy see the downtown and the neighborhoods surrounding it. I can't say for sure, there are a lot of nice areas to live in SLO.

I agree on Oceano, it's safe, but I'd live somewhere else. Arroyo Grande and Grover Beach, are cheaper than SLO. No doubt you can find nice quiet neighborhoods. I like the area around "Old Town" Arroyo Grande, I wouldn't mind living there.

Los Osos would be a good middle ground between Atascadero and Santa Maria. It sits on the ocean, just 10 minutes to SLO, cheaper than SLO, one straight shot to the freeway (Los Osos Valley Rd.) to get to Santa Maria. Los Osos doesn't have a freeway through it which is nice. I think Oceano and Grover Beach and Avila are the only other ones that don't. In Los Osos you'd probably be 40-45 minutes to Santa Maria and 35 minutes to Atascadero. Los Osos is quiet. Los Osos and SLO are probably the best places to kind of situate yourself between Atas. and SM.
