These stats are for homes selling in the $400,000 to $600,000 price range in Hamlin Plantation with the number of homes sold during each period.



4/26/2010 - 4/26/2011 $146 41 homes
4/26/2009 - 4/26/2010 $149 22 homes
4/26/2008 - 4/26/2009 $166 17 homes
4/26/2007 - 4/26/2008 $175 48 homes
4/26/2006 - 4/26/2007 $179 51 homes
4/26/2005 - 4/26/2006 $181 26 homes
4/26/2004 - 4/26/2005 $154 28 homes

The inventory on homes on the market as of March 16th of the following years in the $400,000 to $600,000 price range

2011 - 16
2010 - 19
2009 - 23
2008 - 23
2007 - 45
2006 - 24
2005 - 1

Inventory was even bigger in the ATL area than here -- no movement (it was not an entry level house)......BUT........we were fortunate. House prices dropped in Mount Pleasant, interest rates dropped and for less money a month we have more house......if we had sold at the height of the market we would not have fared so well.

Going back to the original post all the places you listed are good ones. My opinion on them probably wouldn't sync with yours since I don't have kids.

Old Village has by FAR the most charm and in my opinion is in the best location of all those you listed. There is a reason it is the most expensive out of what you listed.

My problem with DI is that everything I personally want to do is off DI - and I'm always driving to MTP or downtown to go out or do just about anything so in hindsight I feel it is in a bad spot since it is 15-20 minutes to most of the things I want to do. But for others, it is a perfect choice and the inventory and prices there right now make for a great time to buy. It's definitely going to be one of the safest places, and just about everything is brand new.

I just personally think the Coleman/Ben Sawer area (especially including Old Village) thru MTP is the best place to be after having lived in Charleston for 7 years but that again is just me...

Also it doesn't hurt property values being located near the only Whole Foods Market in the southern half of the state!
