My husband, daughter, and I are relocating from Miami to Mt Pleasant June 1st. I've been scouring the internet (craigslist, realtor.com, trulia as well as numerous local realtors' sites) in order to find a rental. I've been very surprised to notice that realtors just aren't that interested in calling me back! I've inquired about specific properties and have been dealing with realtors who say they'll call me back and don't, and those who have taken over a week to e-mail me back - and the property has been rented during that time. I work as a real estate attorney, and am used to realtors who'll go above and beyond to earn their commission - this just seems strange to me. I know that the rental market in the area is tight, but if the property is available, wouldn't the realtor actually want to rent it out?
I guess what I'm looking for is either a recommendation on how to change my searching tactics, or for a good rental realtor. We are planning on buying after a year, and I have mentioned that in my e-mails - very surprised that they wouldn't be interested in picking up a renter and a buyer in one shot...

Most realtors just don't handle rentals because the commission is at best 10% of the first month's rent, and even then, that commission likely gets split again or applied to their A/R balance. I do know a few agents who handle rentals exclusively though. I'll send you their info.

I just checked this site and for some reason it isn't working for me at the moment BUT www.charlestonrealestateguide.com is a resource we used when we considered renting AND buying. We found a potential rent and called the management company for that specific property. We did end up buying but the management companies were very responsive. I hope the link eventually works. Not sure why it isn't working for me, at the moment.

Mount Pleasant is a hot sales market right now. Real estate agents that were walking around starving and begging for any business the last few years are in their glory right now. Your rental is not of much interest to many of them right now.

They will get their comeuppance. Soon all the the hack, part time, fast buck to made agents that could not survive and are now flipping burgers, working retail, etc. will be back.

In another post on this chat, a women went on about her son and her checking rentals all over the Charleston area. It might have some leads to specific MTP rental places that may have an on site rental agent.

We have had the same problem in the Summerville area. Agents who list themselves as the property manager, never calling us back. And I'm watching some of these properties sit on the market the entire time we've been looking (about a month). It's been a little discouraging.

Miler Properties has been the only one that we feel has been responsive and kind. The realtors seem too busy to call back and the other property management companies are just plain unfriendly.

We'd prefer to deal directly with the owner anyway, but there are very few direct from owner rentals that we've found.

Moving in a week and a half and little frustrated that we tried to look at about 15 properties that are immediately available over the past couple of weeks and only got to see about 4 of them and sadly, none of those worked. Hoping to have a forwarding address soon...

OK, that's my vent. I usually try not to be cranky, but moving brings that out in me. I'm sure I'll have a much sunnier disposition come May 1. :-)

I have heard people have problems... My realtor was very helpful, and I felt she went above and beyond. I know my company helped pay for her though.

She in my opinion was smart, she even admited money on rentals is not good, but hopes it will lead to repeat business when people choose to buy.

Worked with us.

That's terrible! Realtors get a full month's rent as the fee in the NY/NJ/CT market from the prospective tenant (which never made sense to me since they are supposed to be screening tenants for the Landlord). I know in California, the Landlord pays the Realtor's fee.

Maybe if you found a realtor you liked and offered a more generous fee they would call you first for the next "hot" rental listing!
