Charleston has gained more population within the last few months than many other metros. I saw the 2012-13 Nielsen TV ratings and we gained almost 5,000 TV households just in the last year. Usually that means 10,000-20,000 new people in a year unless people who didn't have TV got it back (unless we added a new county)
I'm pretty sure the real estate people would back that up. Charleston seems to be thriving, along with much of the SE coast. It's a little dismal still in the midwest.
Yes, being a real estate person, I would back that up. Our market is leveling and inventory is down, people are moving again. You can see the beginning of many new housing start-ups again too. This has always been a desirable area (the Lowcountry), we just kind of flattened like the rest of the Country during the recession.
