Seems to be a good compromise for people who want reasonable housing in DI/MP area, but can't afford Daniel Island or the South part of MP. and don't to live in the North part of MP or Summerville to lower their costs.

According to MapQuest, it's only 9 miles, 11 minutes to the East Cooper Medical Center in MP, so doesn't seem too out in the "boonies". Certainly closer than Summerville, and some of the houses are very cute. What am I missing?

Who are the builders there? I know Easton is one, but I am not a fan of the elevated houses they are building, and the hosues are very close together. There are other homes that I've seen via Google maps on Franklin Retreat Court and Back Pond Court that are not elevated,, more low country cottage style, so I'm assuming it is a different builder(s).

Are any amenities planned?

Do any of the realtors on the board know how big lots are and if they allow tall (6') privacy fences in the community?

I am always leary of a new subdivision. Seems so many start and then fizzle out due to the economy lately, or don't complete what was planned. Had that happen once when the builder went bankrupt - planned street lights and trees never materialized....

So.... what's the scoop on this community. Obviously not as upscale as Beresford Hall, but we don't have that budget.

The schools. Cainhoy is the elementary/middle school for that neighborhood, and their ratings and test scores are not good. Hanahan is the high school, and its a much better school, but its small so the advanced classes and extracurricular options are limited.
Even if you don't have kids of our own to consider there is still the question of resale value.
Maybe there are other public school options in the works as that part of town builds up?

Sorry - I mean the Retreat at Beresford.

The elementary and middle schools are both Daniel Island schools, not Cainhoy, and the high school is yes, Hanahan.

Those houses are actually built by the guy that does some framing for us. He and another guy partnered on doing a few spec homes on some of the last remaining lots up at the front. Decent finishes and yes they are not elevated like all the ones we're doing in the community (most people LOVE that they're elevated though... might at least be worth a look). In reality there isn't any probability that the community would fizzle out. I purchased all the remaining 1/2 to 3/4 acre homesites in the back and we're just about ready to start doing some initial releases and the interest level is through the roof. Yes you can do 6' privacy fences and yes the location is dynamite... only like 1 mile to 526 at Clements Ferry Rd. Company is Eastwood Homes btw

Is this the subdivision that's on Clements Ferry right as you come off the bridge coming from MtP? We drove back there, and the lots were nice, but were wondering about flood insurance, as it's so close to the marsh.

No. The first one off the bridge is Beresford Creek Landing. The Retreat at Beresford is down the road. And then Beresford Hall is a bit further. LoL
