Depends on what beach and how much closer you want to be. Ladson and Goose Creek are both still 30 minutes to Sullivan's and about 40 to Folly and that's without traffic. If you want to be closer to the beach you should look at either James or Johns Island or Mt. P.

lizardspock, would those islands...james or Johns be very expensive? We are looking for an area at least 20 min to some beach that is not extravagant, is that possible? We are middle class income on the low end for right now until we build our business.

You should be able to find what you're looking for in West Ashley, James or John's Island, yes. Even some parts of Mt. Pleasant, depending on how much home you needed.

I don't live over that way so I am not going to pretend to be an expert on it, but I am certain that you could find something on John or James that's reasonably priced. I think almost everywhere on James Island is within 20 minutes of Folly. Johns is a little farther out.
