True -- I was just wondering what an agent could do:?
A outside agent could bring any or all of the following:
-Much more intensive look at your contract, as well as recent sales, options, closing costs, etc. of other homes that have been built than the site agent will give you.
-Your agent's own resource pool and relationship with outside lenders, inspectors, contractors, attorneys, warranty companies, etc.
-Advice with regard to options in the home and pass-through costs that the site agent will not offer.
-Knowledge of other neighborhoods that could potentially be a better fit for you.
-Someone who can actually take the time to schedule phase inspections, visit the property while being built, etc. Many times new buyers are not local until the home is completed. It's wonderful having that option.
-Also, bear in mind, this is all at no cost to the Buyer. Builder's agents don't discount prices simply because their is no Buyer's agent....
Okay -- you are right -- if you aren't familiar with the area, with the market -- price, availability, -- with the builder...you might need an agent.
And as someone pointed out -- it doesn't cost you anything -- except be prepared that the builder agent or developer agent will add their cost to that agent to you.............Nothing ever seems to be free.

We have never built our own home, but through several purchases it was our agent who connected us with their favorite lenders, contractors, etc. In every case they have worked so much harder for us because not only did they want to keep our business, they wanted the agent to keep sending business their way as well. Even if none of the other factors mattered to us we would always use a buyers agent regardless, just for the above.
The only home purchase we ever did not feel 100% happy about the process was the one where we skipped using a buyers agent.
