As more people move into the area, I'm curious as to how growth patters will take shape. Will we see growth up 17 towards Awendaw? Up 26 past Jedburg? Will the land between Goose Creek, Moncks Corner & Summerville fill in? How about more infill in & along the Neck?
Where do you think people will move & how will the growth be managed?
The Francis Marion National Forest will halt much development north of Mt. Pleasant. Will it skip over the forest and continue growth up past Mclellanville? That's certainly likely. I'm keeping an eye on the Wando/Huger areas as well.
Goose Creek and Moncks Corner are already taking off. Carnes Crossroads being a large part of it, and that's likely only the beginning.
There will be some by Awendaw. It is already heading that way now. Whitehall Terrace is already surrounded by neighborhoods, an area that 10 years ago was almost in the middle of nowhere. Within 2-3 years there will be a bunch of stuff surrounding that Tupelo development and other developments in works.
Carnes Crossroads will become a boom town with Nexton, and Cane Bay HS will eventually grow almost to capacity. They'll build the new high school on Daniel Island, and that area will grow, probably build another group of schools in Mt. Pleasant, and East Edisto will grow fast.

The high school on Daniel Island thing certainly is interesting. I'm wondering if they jump to Charleston County, if it gets that far, they'll probably have to apply a special tax hike in the district to get the thing on the Island itself. And that really could happen in either Berk or Charleston country to get it done. It's a bit scary that they didn't plan ahead on that one.
Well, if I'd won that lotto the other day, I'd clean out that whole neck area (demolish every thing) and build some really nice high raise buildings and maybe some nice gated communities with lots of parks and community centers some on the water and create some sort of fast transportation to the downtown area, uptown and both east cooper and west ashley. Almost another town within the city of Charleston somewhat like Daniel Island is now, but closer to every thing.
I hate seeing people going farther and farther out to develope rather than redeveloping areas closer to already developed areas.
Makes sense to me. Same the trees and transportion cost.
I don't care for the gated communities sugguestion (they're not allowed in the city of Chas anyways) but would like to see more in-fill development. Would like to see the Magnolia project in the Neck area get back on track and hope the Cigar factory project gets going again.
John's Island will also grow! Especially the River Rd/Maybank Hwy area. When 526 comes it will really fill with businesses and they can take down that sign Keep Jonh's Island Rural as your cross the John's Island bridge (Stono Bridge).
The area out past 526 in West Ashley is really growing. Carolina Bay, ShadowMoss, Grand Oaks, we have some pretty big housing developments out here. There's lots of apartments going up on Bees Ferry, although I wish they were building more homes out here...
