Question about Planned Unit Developements (PUD) (rentals, HOA, lenders)

I'd like to ask some of our learned friends about which sub-divisions are considered PUDs. I'm getting conflicting info, and I want to see if someone who works in the Realty profession has a good list of the local Developments.
Is Snee Farm in Mt P consider a PUD just because of the annual Fee for the Common Pool ??
Are any others recent developments considered PUD or simply Single Family ??
PUD's are Planned Urban Developments which generally combine housing, recreation, commercial, etc. I do not know what role such plays at Snee Farm but Snee Farm is an HOA.
The HOA dues at Snee Farm do not include any amenities and all homes in Snee Farm pay HOA dues. The dues are basically for common area maintenance. One has to join Snee Farm Country Club for golf, tennis, pool, etc. Snee Farm CC is not part of Snee Farm HOA. It is an entity/ownership of its own. Residents of Snee Farm HOA do not have to join Snee Farm CC.
Being an HOA will make a difference to lenders but it is an old established one and I have never heard any case of it being an issue for sellers nor buyers.
Thanks for the response. Lenders have an issue with PUDs as to the total number of homes, and how many are owner-occupied vs rentals and other trivial items. It's far easier to declare that the $350 annual HOA fee covers only common area maintenance and common lighting.
