OK, not inexpensive, put that there just to make you read this.

But, seriously, compared to Hamlin, which has very similar home styles in the Madison and Waverly front sections - don't know who the builder is for either subdivision - they prices are much lower.

Location seems about the same, with Hamlin having the edge, as the travel up 41 (in good traffic) - takes 5 min longer. I did a MapQuest from both to Shem Creek and the difference in time was exactly that.

I think HOA fees are very similar - $700 or $800 and unlike a lot of other places are inclusive of the pool and tennis facilities. Hamlin again has the edge with a gym, which is always nice, as gym memberships are pricey.

Have not physically seen a house in either place, so can't speculate on yard size. Appears from driving around the yards are potentially bigger in Hamlin.

Rivertowne has the Wando River right there, which is nice, with a public dock and a nice boardwalk and sitting area.

I think Hamlin has walking trails. Can't tell if that's the case with Rivertowne.

Rivertowne has the Harris Teeter right next door. Not sure where the closest grocery is to Hamlin. And Rivertowne has a public golf course next door if that's your thing (my husband does golf) although I've heard it isn't cheap to play there. Both seem to have "Social Events".

Prices for homes seem to be way lower in Rivertowne on the Wando than Hamlin, and not sure why. Am I missing something? Is Rivertowne not as nice as it looks? It seems fairly new (not sure when it was built) and well kept, peaceful and quiet. And it's very attractive. It is too bad they didn't intermix some leafy trees in with the Palmettos on the front part of Rivertowne Parkway like the back section - seems a bit bare - but the houses are very nice. I like the back section much better though - more mature and likely not as busy.

Are flood insurance rates higher with Rivertowne due to the proximity to the Wando?

Other than Carolina Park - which we dismissed due to the small lots and lack of trees - are there any other subdivisions that have the kind of Southern Neoclassical home style of Hamlin and Rivertowne on the Wando in the lowish 400Ks that offer similar amenities?

Not an agent but it is the location. Hamlin you are maybe five minutes from IOP connector and rifle range...Rivertowne -- five minutes and you are just getting to 41.

Homes I've looked at in Hamlin tend to a a tad larger. The further out the lower prices seem to get, which shows how much commuting hassle people are willing to avoid by living closer to downtown.

Rivertowne was cheaper because it was speculated for many years it would be zoned out of the school zone for Laurel Hill and Pinckney.. which they were. To some people that was a big deal. To others not so much. YMMV

Hamlin is not in the Hill/Pickney school district so their homes are more expensive than Rivertowne which was moved to another school district? Nah -- location, location, location. Drive from IOP or Sullivans to Rivertowne, heck drive from Town Center to Rivertowne and then do it from Hamlin. BAM -- there's your answer.

Rivertowne has multi sections and multi HOA'S. Technically when you turn off of RTE 41 onto Rivertowne Parkway, you are in Rivertowne. The more expensive homes are those on the country club and those on the river. The less expensive homes will not be near either. There are several HOA's within the area and some sections, Indigo Chase, High Marsh, Salt Wood are part of Planter's Pointe HOA. The number of HOA's in there can get confusing so be careful which HOA is which and what amenities one does or does not get.

With only one road in and out, the morning traffic (headed out) can be a bit of a horror show and is getting worse as more homes are planned.

The golf course is owned by the same person that owns Snee Farm Country Club. Snee Farm is private (members only) but Rivertowne Country Club is open to the public.

I lived there from 2000 to 2011.

Thx. Knew there was a reason. Yes, we like Hamlin's location much better. Not a fan of Rte 41, but Rivertowne on the Wando is very nice.

Thanks Moneill, didn't think about checking distance to beaches and Towne Centre, but makes sense Hamlin would be closer to both.

JohnGolf, we were looking at a few homes on Rivertowne Parkway (not the CC development) down close to, but not on the Wando.

Does anyone remember the RE site that allows you to put in an address to get the flood zone? It was a lot easier to use than FEMA's website.

You are right. It is 5 minutes extra down 41 except rush hour sometimes.
The lots are tiiiiiiiiny. The one we looked at also had a small garage with the driveway to the garage being half a car length...insufficient. Haven't been in there in a few years.
