Generally South of the IOP connector is a more expensive area. It's mostly due to proximity to downtown and in a lot of cases, better access to a beach. The historic section of Mt Pleasant is in that area too. Whether the higher price is warranted depends on your lifestyle and what you value. The newer sections of Mt Pleasant that are past the connector have a lot to offer for some folks and are very popular.
Downtown Charleston is basically ground zero for real estate values and it radiates out from there. Generally the further from downtown the cheaper the price per square foot gets. That being said, the low crime and good schools are common to all of Mount Pleasant. IOP Connector is basically an imaginary demarkation line to try and portray how close one is to downtown.
I'll add a quirk to Ziggy's explanation. Beach access is also ground zero and the areas inside the IOP connector are going to give you two convenient routes and close proximity to beaches. These are also the areas closest not just downtown but to 526. Mt Pleasant is basically a bedroom community so easy access to the Ravenel Bridge or 526 is very desirable.
A lot of people that find the more Northern neighborhoods in Mt Pleasant more desirable have a preference towards more recent home construction or neighborhood amenities.
We've found beach access from North of the IOP to be about the same as South of IOP unless you're in the Old Village area.
Agreed. That's why I had said, "in a lot of cases...". If you're near the IOP connector then access will be fairly fast. If you're way up Rt 41 or out by Awendaw, getting to the beach will take some time.
What's important all depends on the individual. I have a client looking for a townhouse in Mt P and he has zero interest in the beach but wants to be close in to downtown.
