Carolina Bay vs. Oakfield by Pulte (Charleston: sales, townhomes, neighborhoods)

How do these two neighborhoods compare? They are very similar, but in different locations in Charleston. Maybe realtors could answer or natives/people living in Charleston for many years.
Carolina Bay is a nice master planned community. It has a good set of amenities and was launched by Pulte.. Centex homes is also in the neighborhood. There are a couple of pools, a covered pavillion, walking trails, and a playground for the kids. It spans from Hwy 17 all the way to Bees Ferry road now and is starting to fill in though they still have some land to build on the Bees Ferry side.
Another nice draw is shopping is close, and there's a retirement home next door at Bolton's Landing.
Oakfield is around 300 acres, also master planned. Also launched by Pulte. It was crafted to be very similar to Carolina Bay, in fact it's modeled after C.B.
To me there's a bit more selection in Oakfield and more floor plans to choose from, at least it seems that way, I've never really asked the builder what the differences were floor plan wise.
Oakfield is for folks who love Carolina Bay but want to live on Johns Island (or vice versa lol)
Carolina Bay has been around a lot longer than Oakfield, strangely enough, their prices are almost identical. Checking the 10k market monitor, Avg home in CB is selling for $361,750 and in Oakfileld it's $359,335. The "market" on listings is much more active in Carolina Bay but both neighborhoods are selling around market avg. Last month, for example, CB had 14 sales and OF had 8. New listings: October CB has 32 and OF has 8.

Except for location, they're very similar. Statistics can be misleading. CB has more sales but they have a lot of re-sales of older homes to consider. They also have some townhomes which are a bit of a different animal and might reduce the average price point a bit. OF has only whatever Pulte can sell in the way of new homes and it's all single family. Actually, Oakfield is selling at a higher price than I thought it would be at this point. Perhaps the improvements to Maybank have made it more attractive as traffic seems to flow much better since that was completed. They only started selling in there a year ago. (on the Pulte side at least)
I think OF will continue to take off as they put in the amenities and as more houses are completed giving it the feel of an actual neighborhood. CB has very little room to grow anymore though it's still a premium neighborhood in West Ashley and the resale values should hold up well.
They're both great neighborhoods for anyone who wants the planned community and I'm guessing they'll both continue to do well. If 526 is confirmed, it would give a boost to the values in both neighborhoods but more so to OF.
What about how these 2 compare now in Summer 2019?
As I'm sure you realize, it's complicated to dig into those stats what with two different divisions within the builder (Centex and Pulte) and OF being all new while CB is mostly pre-owned. However, for everything built 2018 and newer and sided with Cement Plank siding, CB is selling for around $181 per sqft or $480k per house. OF has been selling for around $155 per sqft or $408k per house. Average sqft of the houses is pretty similar in both neighborhoods.
How about know 5 years later in 2023 Oakfield vs. Carolina Bay now?
